Durable railings. Zero downtime. Full compliance.
A hospitality exterior consulting and restoration contractor hired us to replace the aging exterior walkway, stairway, and railing systems at a Sonesta ES Suites property in Schaumburg, Illinois. The end user was a hospitality ownership group that needed a durable, code‑compliant solution for a high‑traffic hotel environment.
Challenge
The existing wooden railings and exterior circulation systems were at the end of their usable life and required constant maintenance. The property also needed to address ADA compliance while working around the limitations of the existing structure, including walls and piers along the walkways. The client wanted to minimize maintenance, reduce operational disruption, and ensure railings could be installed quickly enough to avoid extended room downtime.
Solution
We designed and installed a powder‑coated aluminum walkway guardrail and handrail system, fully compliant with ADA code. The scope included approximately 4,000 linear feet of guardrail and handrail along exterior walkways, stairs, and barrier rails, plus an additional 300 linear feet of ADA‑compliant guardrail and handrail on the walkway connecting the public sidewalk to the hotel parking lot. Our modular, hidden‑fastener system allowed us to adapt to the existing building conditions without on‑site welding, keeping noise low and installation minimally disruptive for guests.
Why They Chose Us
The client selected our team for our combination of long‑lifespan, low‑maintenance aluminum railing systems and local fabrication and installation. By fabricating locally, we eliminated the need for multiple semi‑truck shipments, which reduced cost and allowed for faster deployment on site. For a hotel environment, the promise of reduced maintenance labor and a 20–25‑year service life made our system especially attractive.
Results
The project was completed ahead of schedule, and the new railings passed inspection and brought the property into ADA compliance. The powder‑coated aluminum system significantly reduced the hotel’s long‑term maintenance burden and refreshed the appearance of the exterior walkways and stairs, replacing badly deteriorated wood railings. With minimal downtime and quiet, non‑welded installation, the hotel was able to keep rooms rentable and protect guest safety while upgrading the property’s exterior.
